Buyer demand remains strong, but competition now favors sellers who price and position correctly not just those who “wait for the market.”


Why Homes Miss Multiple Offers


1. Pricing Too High


Buyer's today is highly informed and quick to move on. A loftier list price can scare off serious buyers, who simply skip the property instead of negotiating.

  • In 2025, only about half of San Mateo County homes sold over asking, often because of over‑priced or poorly marketed listings.
