Better question: How should I price?


The Reality

In San Mateo County right now, the data makes this clear.

Single-family homes are selling in 22 days on average at 107% of list price. That means well-priced homes are getting above asking consistently. But the homes that are not priced correctly are sitting. Even in this market.

Buyers today are more informed than ever. They know the comps. They know when something is off. A lofty list price does not generate negotiation. It generates silence.


What Actually Drives Results

  1. Pricing creates demand A well-priced home generates urgency. Buyers feel it. Overpriced homes feel stale before they even get a showing.

  2. The first week is everything Buyers form opinions fast and move on faster. If you do not generate momentum in the first 7 days, regaining it costs you more than you saved by pricing high.

  3. Momentum is everything Lose it at launch and you spend the rest of the listing trying to get it back. That usually means a price reduction, longer days on market, and less leverage in negotiations.
