Homes are still selling above asking. A 107% sale to list ratio means buyers are regularly paying more than the listed price to win. With only 1.5 months of inventory, there is not much to choose from and competition stays real.
Condos and Townhomes
163 new listings. 106 sold.
Median sale price: $1.1M
Avg days on market: 34 days
Sale vs list price: 101.1%
Months of inventory: 2.9
The condo and townhome market is moving slower. At 2.9 months of inventory and 34 days on market, buyers in this segment have more time and more room to negotiate. That is a meaningful shift from what single-family buyers are experiencing.
What This Means for Sellers
If you own a single-family home in San Mateo County, the conditions are still favorable. Homes priced and prepared correctly are moving in under 30 days and selling above asking. That does not happen in a soft market.
If you own a condo or townhome, the story is different. More inventory, longer days, and buyers with more options. Pricing and preparation matter more in this segment right now.
What This Means for Buyers
For single-family homes: move quickly when the right one hits. 22 days on market means the decision window is short. Have your financing ready before you start looking.
For condos and townhomes: this is actually one of the better entry points in the past two years. More selection, less competition, and sellers who are more motivated to negotiate.
