If you’re shopping with a $1.5M budget in San Mateo County, you might be wondering: “Is that a lot here… or just entry level?” In a county where median listing prices often land between roughly the mid–$1M and low–$2M range, $1.5M sits near the lower-to-middle range for single-family homes and comfortably in range for many townhomes and condos. What you get for that price, however, looks very different depending on the city, neighborhood, and property type you focus on.​

This guide breaks down what $1.5M can realistically buy across San Mateo County in 2026.


The Big Picture: Where $1.5M Sits in Today’s Market

Recent market reports show San Mateo County continues to rank among the highest-priced markets in California, with median sale prices for single-family homes above $1.5M and some snapshots placing the county’s median closer to the high $1M or low $2M range, depending on the month and data source. That means:​

  • $1.5M can be close to entry-level for single-family homes in many central and southern Peninsula cities.​

  • The same budget can feel more comfortable for updated condos and townhomes, or for smaller homes in select neighborhoods or cities with relatively lower price points.​

The key is understanding how far $1.5M stretches in different parts of the county.


What $1.5M Can Buy in More Affordable Areas

In some of the relatively more affordable cities and neighborhoods in San Mateo County, $1.5M can go noticeably further.

  • In parts of Daly City, South San Francisco, and Pacifica, buyers may find 3-bedroom single-family homes, often with yards and garages, at or under $1.5M, especially outside the most premium pockets.​

  • In select neighborhoods of Redwood City or San Bruno, this budget may secure a smaller but move-in ready single-family home, or a larger townhome with modern finishes and convenient access to commuting routes.​

These areas can be attractive for buyers who prioritize more space and value over being in the absolute highest-priced Peninsula hubs.


What $1.5M Looks Like in Central Peninsula Cities

In cities like San Mateo, Belmont, and Foster City, $1.5M can still buy a home but the trade-offs become more evident.

  • In many parts of San Mateo, a $1.5M budget might get you a smaller 2–3 bedroom single-family home on a modest lot in more approachable neighborhoods, or a nicely updated townhome or condo closer to transit and downtown.​

  • In Belmont and Foster City, you may be looking at smaller single-family homes, older properties that need updating, or well-located townhomes and condos with HOA fees but strong community amenities.​

Here, you’re often trading square footage and lot size for central location, walkability, schools, and commutability.


What $1.5M Means in Higher-End Cities

In traditionally higher-priced cities like Burlingame, San Carlos, and parts of Menlo Park, $1.5M is more of a gateway budget than a “buy anything” number.

  • You may find smaller or older homes that need significant updating, or homes on busier streets, as entry-level options within these premium cities.​

  • In some cases, $1.5M may be better directed toward condos or townhomes that offer access to top locations and amenities, while postponing the jump into a larger single-family home.​

These markets reward buyers who are flexible on condition and size but committed to specific schools, walkability, or long-term appreciation potential.


Townhomes and Condos: More Space, Different Trade-Offs

Across San Mateo County, $1.5M often opens the door to larger or newer condos and townhomes, especially in transit-friendly and planned communities.
  • Buyers can sometimes secure 2–3 bedroom units with modern layouts, in-building amenities, and proximity to Caltrain or major employers.​
  • The trade-off is usually HOA dues and less private yard space, but for many buyers, the convenience and lower maintenance make this a smart use of a $1.5M budget.​

This can be an excellent path for buyers who prioritize lifestyle and location over owning a larger lot.
