The Escrow Process, Explained Without the Jargon

You found the right home, made an offer, and it was accepted congrats!

Now comes a word you’ve probably heard thrown around a lot: escrow.

If you're wondering, “What actually happens next?” you're not alone.

The escrow process can feel like a black box if no one takes the time to explain it clearly.

So let’s break it down no jargon, no stress.


What Is Escrow?

Escrow is the period between when your offer is accepted and when you officially get the keys (or hand them over, if you're the seller). During this time, a neutral third party called an escrow officer handles the paperwork, money, and legal documents that finalize the sale.

Think of escrow as the “safety zone” where everyone gets their ducks in a row.


How Long Does Escrow Take?

Most escrows take 21–30 days, though it can vary depending on the terms in your contract, the lender's timeline, and inspections.

The key to a smooth escrow is staying on top of your tasks and having an agent (like me) who’s coordinating everything behind the scenes.


What Happens During Escrow? A Step-by-Step Walkthrough

Here’s what typically happens, in order:

1. Earnest Money Is Deposited

This shows the buyer is serious. It usually goes into an escrow account within 3 days of acceptance.

2. Inspections Happen

Buyers can do a general home inspection, pest inspection, or specialty inspections (roof, sewer, etc.). If issues come up, we negotiate repairs or credits.

3. Appraisal Is Ordered (if financing)

The lender sends an appraiser to make sure the home is worth the purchase price.

4. Loan Underwriting (Buyers Only)

Your lender finalizes and approves your mortgage.

5. Contingencies Are Removed

Once financing and inspections are complete, buyers remove contingencies to move toward closing.

6. Final Walkthrough

Buyers check the home to make sure it’s in agreed-upon condition.

7. Closing Day!

All parties sign final documents, the loan funds, and the deed is recorded. Buyers get the keys. Sellers get the proceeds.

I treat escrow like I do golf: strategy, timing, and focus matter more than force.

Here’s what I do for every client:

  • Create a clear timeline with due dates and deliverables

  • Communicate early and often—no surprises

  • Coordinate with all parties (lenders, escrow, inspectors, contractors)

  • Step in as your advocate if anything feels off

You shouldn’t have to chase down answers. That’s my job.
