Key Market Insights for January 2026


Single-Family Homes:

372 single-family homes for sale, providing 2.4 months of inventory

373 new listings and 156 homes sold at a median price of $1.93 million with 37 days on the market

103% of list price achieved for median sales vs. list price


Condo & Townhomes:

206 units available with 3.7 months of inventory

154 new listings and 55 units sold at a median price of $830,000, with an average of 60 days on the market

The numbers reflect a stable, yet competitive market with demand continuing to push for both single-family homes and townhome units. Sellers are achieving favorable returns, while buyers are moving quickly to secure homes at competitive prices.


Market Performance: Overbid and Sales Trends

Over the last year, we’ve seen fluctuations in both overbids and average days on the market, highlighting buyer competitiveness and market uncertainty. This can be seen in the overbid trends in certain cities like Burlingame, where 99% of properties achieved above list price.

In Daly City, the market showed resilience with 106.1% median sale vs. list price, reflecting strong demand for single-family homes in more accessible parts of the county.
