We are well into the third quarter of 2025, and it’s clear that the San Mateo County real estate market continues to shift—and knowing how to read the green (just like in golf) can make all the difference.
Here’s a breakdown of what we saw this past quarter—and what it means for buyers, sellers, and homeowners heading into the second half of the year.

Key real estate market statistics for San Mateo County in Q2 2025 show a stable residential market with strong home prices and competitive buyer activity, as well as continued softness in the commercial office/R&D market.

Median sale price: ~$2.0M
Months of inventory: 2 months
Average days on market: 19 days
Sale price to list price ratio: ~103%
Condo/Townhomes Stats
Median sale price: ~$925K
Months of inventory: 3.4 months
Average days on market: 31 days

Buyers are becoming more selective—turnkey homes in desirable locations are still moving quickly and often attract multiple offers, while homes that need work or are priced too aggressively are sitting longer. This is creating more opportunities for buyers to negotiate—something that wasn’t common in the ultra-competitive markets of the past.
At the same time, many sellers are still holding onto peak price expectations, which has created a growing gap between buyer demand and seller reality. While off-market opportunities do exist and can be a bonus, most properties are still ultimately listed publicly before they sell.
